중국 기업들의 호텔 매각 행렬
지난 8/19일 월스트리트저널(Wallstreet Journal)에서 기사가 하나 나왔습니다.
바로 중국의 안방(安邦)보험에서 미국 내 호텔을 매각한다는 내용이었는데요.

안방보험은 2004년에 설립된 중국의 거대 재벌인데요.
중국 정부 주도하에 성장한 중국의 보험사로 보시면 됩니다.
설립자가 우샤오휘라는 분인데 이분은 덩샤오핑(등소평)의 외손녀와 결혼했습니다.
이후 회사가 성장했죠.
이런 상황이니 파이낸셜 타임즈(Financial Times)는 'One of China’s most politically connected companies', 즉, 중국 정부와 가장 연결된 기업 중 하나라고 표현했습니다.
회사 규모는 중국 보험사 중 가장 큰 회사는 아니고 중국 보험업에 빅5가 있는데 그 아래급이라고 보시면 됩니다.
국내 알리안츠(현 ABL생명) 및 동양생명을 인수하기도 했었습니다.

여튼 안방보험은 2014년 세계 최대의 사모펀드 중 하나인 블랙스톤(BlackStone)으로부터 19.5억달러(약 2.2조원)에 월도프 아스토리아 뉴욕(Waldorf Astoria New York)을 인수하기도 했습니다.
당시 역대 최고가였습니다.
그리고 이를 리노베이션 한다고도 발표했었지요.
블랙스톤은 현재 힐튼(Hilton) 호텔의 소유자이기도 합니다.

그리고 지금은 메리어트(Marriottt)에 인수된 스타우드(Starwood)를 인수하려는 시도도 했었습니다.
그러나 중국의 경제가 과거와 같이 엄청난 성장률을 기록하지 못하면서 상황은 반전됩니다.
중국 정부 당국에서는 기업의 과도한 부채를 관리하기 시작했습니다.
또 위안화 안정화를 위해서 해외 자산 매입에 제한을 걸기도 했습니다.
이런 상황에서 안방보험은 회장인 우샤오휘의 비리로 회사가 휘청이게 됩니다.
중국 정부의 허가보다 많은 보험 상품을 팔았고, 이에 따라 과도한 부채가 쌓이게 된 것이지요.
물론 여기에는 중국 관료의 부정부패가 있었습니다.
(우샤오휘 회장은 1심에서 징역 18년을 선고받습니다.
그리고 2심에서도 그대로 유지되었습니다.)
아무튼 그 결과, 지난 5월 중국의 보험 규제 기관인 은행보험감독관리위원회에서 안방보험을 위탁경영하게 되는 상황까지 이르릅니다.
은행보험감독관리위원회는 안방보험의 파산을 막기 위해 현금 확보에 최선의 노력을 다하고 있습니다.
당장 우리나라의 생명보험사들의 매각 여부가 이슈가 되기도 했었으니까요.
(지금은 매각할 생각이 없다고..)
그래서 이번에 미국에 있는 고급 호텔 매각이 결정된 것입니다.
그러나 이 매각에는 월도프 아스토리아 뉴욕은 제외되었다고 하네요.
인수한지 얼마되지 않았기도 하거니와 최근 미국 고급 호텔의 가치가 2016년에 비해서는 하락했기 때문에 인수가보다 낮아질 가능성도 있다고 합니다.
일괄 판매를 목표로 하고있어 금액이 크기 때문에 인수할 수 있는 곳도 한정되어 있어 저가 판매는 피하기 어렵지 않을까 싶습니다.
(우리나라 국민연금 등에서 사면 안되려나...ㅎ)
월도프 아스토리아 뉴욕은 언젠가 별도 포스팅을 해보려고 생각중인 호텔인데요.
과거 미국 대통령이 UN 등 뉴욕을 방문할 때 숙소로 활용되었던 곳입니다.
이 호텔이 안방보험에 매각된 이후 미국 대통령들은 우리나라의 롯데호텔이 인수한 '롯데 뉴욕 팰리스 호텔'에서 머물고 있습니다.

아무튼 이 HNA 그룹도 중국 정부의 압력으로 부채 상환을 위해 해외 부동산을 매각하기 시작합니다.
이로 인해 힐튼, NH호텔 등을 매각한 것입니다.
그리고 기사가 나온 Radisson Hotels 역시 매각하는 것이지요.

실제 올해 2분기 미국 상업 부동산에서 중국의 자본이 순매도로 집계되었습니다.
이는 10년 만에 처음이라고 합니다.
이러한 상황은 미국과 중국의 통상마찰의 영향도 있을 것으로 추정되는데요.
